Legionella Water Risk Assessment

As per the guidance set out by the Health and Safety Executive (HSE), it is a legal requirement by business owners, public sectors and landlords to manage and minimise the hazards created by legionella bacteria in the water system.

Legionella is a type of pathogenic bacteria associated with water systems, including the water tanks, pipework, shower heads and some types of baths often found in business and domestic properties. If the bacteria become airborne (in water spray, mist or vapour) then they can be inhaled by residents and have the potential to cause a range of pneumonia-like illnesses.

BDA Compliance Management can perform Legionella Water Risk Assessments for many premises in Private Business Premises, Public Sectors (Schools, Colleges etc.), Hospitals and Health Centres, County Councils, Housing Associations and for Private Landlords.

For most domestic hot and cold water systems, temperature is the most reliable way of ensuring the risk of exposure to Legionella bacteria is minimised ie keep the hot water hot, cold water cold and keep it moving. Other simple control measures to help control the risk of exposure to Legionella may include:

  • flushing out the system prior to letting the property
  • avoiding debris getting into the system (eg ensure the cold water tanks, where fitted, have a tight fitting lid)
  • setting control parameters (eg setting the temperature of the hot water cylinder (calorifier) to ensure water is stored at 60°C)
  • make sure any redundant pipework identified is removed.

Our assessors will perform a comprehensive survey during which a buildings entire water system is inspected and will identify the hazards and potential sources of risk within the property and then advise you on what measures are already in place and implement any new Legionella controls where necessary. The survey is performed causing minimal disruption and once complete, a full report is produced which outlines remedial actions or recommendations to prevent, minimise and control the risk of Legionella.
